Mistakes to avoid when Selling Real Estate

(Or how to get the best out of your Seller experience)

Setting the asking price too high
Before you put your house on the market, take some time to do a little research. Look in the local papers and on the Internet to see what houses of comparable size and condition in your area are selling for. Check out the expired sales listings to see the houses that failed to sell. Can you see the mistakes that the sellers of these houses have made? Are their asking prices too high? Are the houses in bad condition? Are the houses marketed badly? The next step is to get a few local real estate agents to view your home and to tell you at what price they would market the house. Never push yourself or your agent to set your asking price too high or the house could end up on the market too long. After three weeks on the market, a house is no longer “fresh” and you run the risk of your listing becoming expired. Note that if you’re forced to lower your asking price too much in order to make a sale, potential buyers assume that something is wrong with the property.
Selling a house in bad condition
Unless you want a quick sale, you ‘re strongly advised to sell a house in the best condition possible. Carry out basic repairs. Replace cracked tiles and fix crooked shelving. De-clutter the house and remove trinkets that viewers may not like. Clear out the garden and clean the house completely. If you know you need to clear out your house to make a sale, but you don’t want to part with your belongings, consider renting a storage unit. If you have particularly bright walls in your home, consider painting at least some with a plain cream or white wash. Make sure your house is spotless when agents and viewers come to see it. Sellers often hire “stagers” to help them de-clutter and to make their homes as attractive to buyers as possible. The key is to depersonalize your home and to let the buyer view it as somewhere they can move into and personalize for themselves.
